What does a Boxabl Casita need before it arrives?
A Casita folds up and ships, but it still has to sit on a foundation and connect to power, water and sewer. Here is what Boxabl publishes about that, which parts are included in which package, and what it does not say.
Unit only or turnkey?
| Unit only | Turnkey | |
|---|---|---|
| Foundation and installation | You arrange it | Included |
| Utility connections (water, electric, sewer) | You arrange it | Included |
| Permits | You manage them | Boxabl manages them |
| Shipping | Yours; Boxabl lists $8–$15 per mile, variable | Included, with crane services |
From Boxabl's Casita page, read October 16, 2026. Prices and package terms can change; Boxabl's checkout is final.
Foundation
Boxabl's FAQ says units must be secured to a foundation. It does not say what type (slab, piers or other), what it must be rated for, or what it costs. Its sewer line exits the bottom of the wall sideways, which Boxabl says means you do not have to plan the foundation around a vertical exit. Ask Boxabl and a local engineer what your lot needs. Soil, frost depth and wind or snow loads vary by site, and Boxabl does not publish load ratings.
Power, water and sewer
- Electric: Boxabl lists a pre-wired 100-amp, 120/240V all-electric system, and says each unit has its own electrical panel ready for site hookup.
- Water: a three-quarter inch inlet line for the main water supply.
- Sewer: a 3 inch and a 2 inch sewer exit out the bottom of the wall.
- Heating and hot water: a split HVAC system, and an electric water heater. Boxabl's Casita page lists 30 gallons; its FAQ lists 20 gallons and says it could be gas or electric. Confirm which applies to your model.
Boxabl says what is required on site is a connection to on-site utilities. It does not publish the distance from your panel or main to the unit that it assumes, or what the hookup costs.
Permits, timing and delivery
Boxabl's process starts with a feasibility study, which it says typically takes 7 to 10 business days, then a contract, then permits, site prep, delivery and installation. It says it pulls permits and secures approvals, and that timing varies by local jurisdiction. Its page lists a $250 order fee after the initial property review and a $2,500 deposit to enter the production queue.
Boxabl says the Casita is unpacked in about an hour and estimated ready within 24 hours of delivery. That covers delivery and installation only, not the weeks of permits and site work before it. The folded unit is 8.5 feet wide, and Boxabl says it can deliver anywhere, including off private roads. It does not state crane requirements.

Our take
Treat the delivery day as the easy part. Before you order, ask Boxabl for the foundation spec and a written estimate for site work, and call your building department about ADU rules for your lot. If you buy unit only, get quotes from a foundation contractor and an electrician first, so you know the full cost.
